The public market is built for the property that is ready and the seller who can wait. It works beautifully for them. For everyone else it becomes a slow and expensive way to arrive at a lower number anyway.
Meanwhile capital keeps getting larger and more patient. Funds, family offices and private operators all want the same thing: property they can underwrite, priced sensibly, with a seller who will actually sign. What they lack is a trustworthy source.
That gap is our entire business. We work the seller side with patience and honesty, we work the capital side with documentation and discipline, and we take responsibility for what happens in between.
How you treat a widow selling her late husband's house should look exactly like how you treat a fund manager placing forty million dollars. Same preparation, same manners, same respect for the person's time.

Oswin Berbick is a degreed executive out of New York City, a city that does not reward hesitation and does not forgive a poorly prepared negotiation. He spent years across acquisitions, real estate and finance, operating at the level where transactions are won on preparation and relationships rather than volume and luck.
A career built in high level sales taught him the part most people in this industry never learn: the number is rarely the obstacle. Trust is. Sellers do not sign because the offer is impressive, they sign because they believe the person across the table will do what he said. Buyers do not commit capital because the pitch is polished, they commit because the file holds up under scrutiny.
He founded Berbick and Associates Inc. in 2020 to build a firm around exactly that principle, and continues to personally lead acquisitions and capital relationships today.

Transactions have been remote for years now. Title companies close by mail and by wire, documents are signed electronically or with a mobile notary at your kitchen table, and inspections are handled by people who live where the property does.
What travels well is process. What does not travel is local knowledge, so we work with local title, local counsel and local eyes on the ground in every market we operate in. When we do not have that coverage in a specific market, we say so rather than guessing at a value.
