For property owners

Sell it as is, on your calendar, without ever listing it.

No repairs. No cleanout. No open houses. No commission coming out of your side. Tell us what you own and when you want to be finished, and we will tell you honestly what we can do about it.

Class| Credibility| Dependability
Situations we handle every week

If any of this sounds familiar, you are in the right place.

Inherited or probate

A property you did not plan for, often in another state, often with siblings involved.

Vacant and draining

Insurance, taxes and utilities running on a house nobody lives in.

Major repairs needed

Roof, foundation, systems, fire or water damage. We buy it exactly as it stands.

Tired landlord

Bad tenants, late rent, turnover costs. We will take it occupied.

Behind on payments

Arrears, liens or a deadline on the calendar. Time is the asset here.

Divorce or separation

A clean, private sale that lets both parties move forward.

Relocation or downsizing

A new job, a new city, or a house that is simply too much now.

Expired listing

Months on market, price cuts, and still no closing. There is another way.

What you get

Certainty, in writing, with a date on it.

Most sellers do not come to us because they want the highest theoretical price. They come because they want the transaction to be finished, on a date they can plan around, without a stranger asking them to fix a water heater first.

That is what we sell: a firm number, a firm date, and a party on the other side who has done this many times before.

  • You pay no commission and no fees. Standard closing costs are handled as agreed in your contract.
  • You make no repairs. Leave what you do not want. We handle the cleanout.
  • You pick the closing date. Two weeks or two months, whatever fits your move.
  • You keep your privacy. No sign, no listing photos, no public price history.
  • You get one contact. The same person from first call through funding.
  • You get the truth. Including when listing with an agent would serve you better.
The process

From first call to funded.

01

Tell us about it

Address, condition, occupancy and your timeline. A short form or a phone call. Nothing you say obligates you to anything.

02

We do the work

We pull comparables, price the repair scope and check title condition. If we need to see it, one walkthrough is enough.

03

You get real terms

A written offer with the price, the closing date and exactly what is and is not included. Questions answered in plain language.

04

You get paid

Signing happens at a reputable title company or closing attorney. Funds are wired or issued at closing.

Credibility means saying this out loud

What we will not do

  • We will not quote a high number to tie up your property and renegotiate later.
  • We will not pressure you to sign on the first call, or on any call.
  • We will not tell you that listing is a bad idea when it is clearly the better move for you.
  • We will not charge a homeowner a fee to buy their property.
  • We will not keep calling if you tell us the timing is wrong. One follow up, then we leave you alone.
Start here

Tell us about the property.

The more you tell us up front, the faster and more accurate our answer will be. Everything you send stays between us. If we are not the right buyer for it, we will say so and tell you who is.

Prefer to talk? Email info@berbickandassociates.com and we will call you back the same business day.

Submitting costs you nothing and commits you to nothing. We never sell or share your information, and we do not add you to a marketing list without your consent.

Not ready to submit anything yet?

That is completely fine. Ask a question first and get a straight answer with no sales pitch attached.
