For property owners
Nothing. Property owners pay us no commission and no fees. Standard closing costs are handled as spelled out in your contract, and we walk you through every line of it before you sign anything.
No. We buy in current condition. Leave behind furniture, appliances, debris, whatever you do not want to move. The cleanout becomes our cost and our problem.
We look at what comparable properties actually sold for recently, subtract the realistic cost of the work the property needs, subtract the carrying and transaction costs, and account for the return the buyer on the other side requires. What is left is what we can responsibly offer. We will show you the math if you want to see it.
Sometimes, yes. If your property is in good condition, you can wait sixty to ninety days, and you can afford the repairs an inspection will surface, listing will usually produce a higher gross number. What it will not produce is speed, certainty or privacy. When listing is clearly the better path for you, we say so and we will point you to a licensed agent.
Where title is clean and the situation is straightforward, roughly two to three weeks is realistic, sometimes faster. Probate, liens, heirs or tenant issues extend that timeline, and we will tell you honestly what the delay is likely to be rather than promising a date we cannot hold.
That is fine. We buy tenant occupied property regularly and we handle it lawfully. You do not need to evict anyone or have an uncomfortable conversation on our behalf before closing.
Also fine, and very common. Liens are usually paid at closing out of proceeds. Probate depends on the state and where the estate sits in the process. Send us the details and we will tell you what is realistic.
No. A conversation is a conversation. You are under no obligation at any point until you have read a written agreement and chosen to sign it.
For investors and capital partners
Submit your buy box on the investor page. The tighter your criteria, the more useful we can be. We would rather send you three opportunities a quarter that genuinely fit than thirty that waste your time.
Our compensation comes from the buy side, structured either as an assignment of contract or as a spread when we take title before resale. It is disclosed in the paperwork on every transaction. You will never be surprised by it.
Proof of funds or a committed lender. Once that is verified you receive the full file including address, condition photos, scope, comparables and terms.
Yes. Remote acquisition is routine and we prepare files with the documentation an investment committee expects rather than a text message and three photos.
If something material and undisclosed appears, we will work through it with the seller in good faith. Retrading on facts you already knew about damages the seller and damages your standing with us, and it typically ends the relationship.
No. We source real property acquisition opportunities. We are not offering securities, we do not manage anyone's money, and nothing here is investment advice. Do your own underwriting and use your own counsel.
For agents, flippers and partners
No. We do not solicit listings and we do not pursue your sphere. When a seller who contacts us would be better served by a public listing, we refer them to a licensed agent, and we are happy for that agent to be you.
In writing, before we contact your client. The terms are documented up front so there is no confusion later about what was agreed.
Often, yes. Rental buyers and portfolio operators want turnkey product, and a finished project with strong rent numbers can be far more valuable to them than to a retail buyer waiting on financing.
If the contract is real, the seller is genuinely under agreement, and the numbers hold up, yes. Send it over. If any of those three things are not true, please do not.

We act as a principal, buying and contracting property interests for our own account and sourcing acquisitions for third party buyers. We do not provide brokerage services and we do not represent buyers or sellers as an agent.

Yes, we source and transact nationally. What varies is depth of coverage in a given market at a given time. Where we do not have reliable local knowledge, we will tell you instead of guessing at a value.
Yes. We do not sell your information and we do not share it beyond what a transaction requires. Seller circumstances are treated as confidential, which is precisely why many owners come to us rather than listing publicly.
