Anyone can forward an address. Our position is that if we are asking a serious buyer to move capital, the work should already be done and it should be verifiable. Every opportunity we present is assembled the same way.

  • Property and location detail. Beds, baths, square footage, lot, year built, parcel data.
  • Comparable sales and rents. Recent, local, and relevant to the exit you are underwriting.
  • Repair scope. An honest estimate of the work, with photos of the condition as it stands.
  • Title and occupancy status. Liens, heirs, tenants and access, disclosed before you commit.
  • Seller motivation and timeline. Why they are selling and how quickly they need it done.
  • Terms. Price, earnest money, inspection window and closing date, in writing.

How we work together

What we expect from a buyer

  • Proof of funds or a committed lender before you receive contract level detail.
  • Earnest money that goes hard within the agreed inspection window.
  • No retrading after the inspection period closes unless something material and undisclosed appears.
  • Close on the date you agreed to. Sellers in these situations are relying on it.
  • Discretion. Seller information stays inside your organization.
